Millwater and Milldale are the Hibiscus Coast's two big master-planned communities, either side of the Northern Motorway at Silverdale — around 35 minutes from the Auckland CBD. Millwater, east of the motorway beside the Orewa estuary, is the more established of the two; Milldale, to the west, is newer and still releasing stages. Both offer flat, fully serviced sections with a consistent streetscape, but both also come with developer design guidelines and covenants that control what you can build — read them before you commit to a plan. Zoning is Auckland Unitary Plan residential, mostly Mixed Housing Suburban and Single House. Ahutoetoe School serves Millwater and Orewa College is the local secondary.
