About Kaipara District

Kaipara District spans both Northland coasts: Mangawhai and the east-coast surf beaches on one side, Dargaville and the Kaipara Harbour on the other. It's the closest Northland district to Auckland — Mangawhai is 90 minutes from the CBD on a clear run, and demand from Auckland buyers has been the dominant force in the local section market for five years running.

Mangawhai has tight supply and premium pricing; expect to pay a meaningful premium per m² over comparable Whangarei or Far North sections. Kaipara's western half (Dargaville, Tinopai, Matakohe, Maungaturoto) sells at materially lower prices but has longer commutes, different climate, and different community.
