Value-weighted $/m² = sum of consented value ÷ sum of consented floor area — preferred over a simple monthly average because it reflects actual material cost. The 2-month figure is the "current cost" signal; the 12-month figure tends to understate present- day cost because of construction inflation through 2024–25.

About Kaipara District

Kaipara District spans both Northland coasts: Mangawhai and the east-coast surf beaches on one side, Dargaville and the Kaipara Harbour on the other. It's the closest Northland district to Auckland — Mangawhai is 90 minutes from the CBD on a clear run, and demand from Auckland buyers has been the dominant force in the local section market for five years running.

Mangawhai has tight supply and premium pricing; expect to pay a meaningful premium per m² over comparable Whangarei or Far North sections. Kaipara's western half (Dargaville, Tinopai, Matakohe, Maungaturoto) sells at materially lower prices but has longer commutes, different climate, and different community. Both halves of the district sit under one council, so the same District Plan rules apply — the inventory character differs, not the regulatory environment.

Kaipara District Council's GIS isn't yet integrated into our per-listing zoning widget (that's on the roadmap). In the meantime, zoning and hazard flags on Kaipara listings rely on the council's public mapping layer and the LINZ title record, which we have live.

Live build cost data for Kaipara is pending (Stats NZ publishes at the TA level; we're pulling the Kaipara series this week). Until it lands, we're showing Northland regional averages on Kaipara listings with a "district-specific figure coming soon" disclaimer.
