Far North District covers everything above Whangarei Heads up to Cape Reinga — the Bay of Islands, the Kerikeri horticultural basin, Paihia and Russell on the harbour, Karikari Peninsula, Kaitaia, and the Aupouri Peninsula right up the spine. It's the largest Northland district by land area and the most varied in terms of section inventory.
Kerikeri is the commercial heart — good schools, a growing healthcare base, and a horticultural economy that keeps it less seasonal than the Bay of Islands proper. Section prices here have risen strongly since 2020 but remain materially below Whangarei equivalents. Paihia and Russell are holiday-first markets with thinner supply and premium pricing; bare sections are rare. The Karikari Peninsula and Doubtless Bay catch a steady flow of lifestyle buyers looking for bigger blocks. Kaitaia and the Aupouri Peninsula offer the country's warmest climate and the lowest section prices in the North Island, at the cost of a three-and-a-half-hour drive from Auckland.
Far North District Council publishes its GIS stack on a public ArcGIS server, so every listing with a resolved parcel now carries live zoning, natural-hazard flags, and reticulated-services status (water/wastewater/stormwater) — the same Coverage, Hazards, and Services panels Whangarei listings get. Where a parcel can't be resolved, the listing falls back to the manual zone stored at scrape time.
Build cost data for Far North: Stats NZ recorded 181 new houses consented in 2025 at an average $3,460/m² (Feb 2026: $3,632/m²).
