Paihia is the Bay of Islands' tourism hub — the ferry terminal to Russell, the jump-off for bay cruises and Cape Brett walks, and the town most visitors picture when they think "Bay of Islands." Residential section supply here is genuinely rare; most transactions are existing homes or coastal apartments. When bare sections do list they tend to be elevated, view-oriented, and priced accordingly. Kerikeri 25 minutes inland is the practical every-day town for Paihia residents — supermarkets, schools, healthcare. The Paihia economy is seasonal, which matters if you're planning to earn locally rather than commute. Waitangi Treaty Grounds and Opua (deep-water moorings) bookend the town.
