From the North Shore fringe up through Silverdale, Orewa and Whangaparāoa to Warkworth, Matakana and Wellsford — the fast-growing northern edge of Auckland, and the gateway between the city and Northland.
This is the slice of Auckland north of the Harbour Bridge: the old Rodney and North Shore territories, running from the upper-harbour suburbs up State Highway 1 through the Hibiscus Coast (Silverdale, Orewa, Millwater, Whangaparāoa) and on to Warkworth, Matakana, Snells Beach and Wellsford. It's where Auckland's growth is pushing hardest — Warkworth in particular has been rezoned for major expansion and is now connected to the city by the Pūhoi-to-Warkworth motorway — and it's the natural bridge between the Auckland market and our Northland coverage further north.
Buyers here split into two groups: Aucklanders trading the isthmus for more land and a coast within commuting distance, and Northland-bound families who want to stay inside the Auckland services catchment a little longer. Section supply ranges from fully-serviced flat lots in the Hibiscus Coast growth areas to larger Countryside Living and coastal blocks around Matakana, Mahurangi and the Kaipara fringe.
Because Auckland is a unitary authority, zoning runs off the single Auckland Unitary Plan rather than a district plan — every listing here shows its AUP zone (Single House, Mixed Housing Suburban/Urban, Large Lot, Countryside Living, Rural) with the building-coverage standard for that zone. Live Auckland Council GIS for zoning, natural hazards and 3-waters services is wired in via the council-gis registry and switches on per listing as the council endpoints are confirmed; until then listings carry the AUP zone fallback plus the full LINZ title + parcel record.
