The character is still small-town (a historic main street on the river, a proper sense of community) but the trajectory is firmly suburban-growth. Matakana, Snells Beach and the Mahurangi coast are 10–20 minutes east for weekends. Zoning runs off the Auckland Unitary Plan — expect Single House and Mixed Housing Suburban in the new subdivisions, Countryside Living and Rural further out.
