Orewa anchors the Hibiscus Coast — a 3km surf beach with a walkable town behind it, roughly 40 minutes from the Auckland CBD straight down the Northern Motorway. The wider Hibiscus Coast cluster (Silverdale, Millwater, Red Beach, Whangaparāoa) has been one of Auckland's most active greenfield growth areas for a decade, so section supply here is more plentiful and more "ready to build" than anywhere further north — flat, serviced, master-planned. The trade-off is that you're buying into established suburban growth rather than a coastal escape. Strong schools, a large shopping centre at Silverdale, and the beach itself are the core draws. Zoning is predominantly Single House and Mixed Housing Suburban under the Auckland Unitary Plan, with Large Lot pockets on the ridgelines. TODO(matt): add local specifics — Millwater vs Orewa vs Whangaparāoa tradeoffs, coastal-inundation overlays to flag.
