Section supply is persistently tight, driven by Auckland lifestyle buyers, and premium pricing reflects it — expect to pay noticeably above comparable Whangarei sections. Mangawhai has a modest primary school, a medical centre, a handful of cafés and a bakery that's famously good. Secondary schooling means daily commutes to Otamatea High (Maungaturoto) or to Warkworth. Coastal-erosion overlays apply to a strip of the Heads — always check the LIM.
