The Tutukaka Coast runs from Ngunguru up through Tutukaka Marina to Matapouri and Sandy Bay — 30–40 minutes northeast of Whangarei on winding but scenic roads. Tutukaka proper is a marina village; the draw is dive-boat access to the Poor Knights Islands, Jacques Cousteau's "one of the ten best dive sites in the world." Section inventory is thin and premium-priced: tight supply, high demand from lifestyle buyers, and the best of it holds its value hard. Steep, coastal, and often requiring geotech — this isn't a "flat, serviced, ready-to-go" market. Schools are primary-only (Ngunguru); secondary means a bus back to Whangarei.
